Two Dublin office properties hit the market this week with a combined asking price of $20 million, according to Columbus Business First, even as the city's office sector outperforms a sluggish regional market.
The listings, reported Aug. 18, arrive at an unusual moment for Dublin's commercial real estate. The broader Columbus office market is sitting at a 19.21 percent vacancy rate as of the second quarter, according to Colliers' latest market report. Dublin, by contrast, has driven its own vacancy rate down from a peak of nearly 25 percent in the fourth quarter of 2024 to 17 percent.
Dublin led the region.
That turnaround has a name behind it. Jeremiah Gracia, Dublin's director of economic development, told City Council on June 22 that Dublin accounted for 15 percent of all Central Ohio leasing activity in the first quarter of 2026, making it the most active submarket in the region for tenant migration.
Leasing wins stacking up
The numbers back Gracia's claim. In the second quarter, a confidential tenant signed the largest new office lease in the entire Columbus market: 42,826 square feet at 5525 Parkcenter Circle in Dublin, according to Colliers. Dublin and the downtown CBD together accounted for 41.34 percent of all Columbus-area leasing transactions that quarter.
Recent deals secured without economic incentives include Micware North America expanding to 28,000 square feet at Park Center, ROSEN USA relocating its data analysis department from Gahanna to 16,000 square feet at Parkwood Place, and Apricity Robotics leasing 6,000 square feet at Cramer Creek Court in Metro Center. ROSEN plans to grow from 27 employees to 100 over the next three years.
"Whether a company is relocating, expanding or launching something new, our team is here to help remove barriers, make connections and support long-term success," Gracia said in a June 23 city press release highlighting Dublin's leasing performance.
Regional market context
The sales activity comes against sustained pressure on office landlords across the Columbus metro. Class A space in Dublin and Bridge Park commands above $24 per square foot in asking rent, well above the metro average of $21.31.
Investment sales across the Columbus market surged in the second quarter, with total transaction volume reaching $97.70 million at an average of $142.88 per square foot, the highest values in a year, according to Colliers. In Dublin specifically, the largest first-quarter sale was the $5 million acquisition of 4798 Rings Road.
Title Connect Agency also purchased 5980 Venture Drive in Dublin during the second quarter, reflecting continued demand for single-tenant properties.
What's next
The specific addresses, sellers and square footage of the two newly listed properties were not disclosed in accessible reporting. With Dublin's vacancy rate eight percentage points below its 2024 peak and leasing activity concentrated in the submarket, the $20 million in listings will test whether buyers share tenants' confidence in Dublin's office corridor.
